Recent Enhancements to home • Septic System-The septic system was replaced three years ago. We added a new 600-gallon tank behind the Guest House and installed a lift and grind unit located in the tank. The main tank was replaced with a new 2500-gallon tank. We also added one more section of drain field to put the system in compliance with the number of bedrooms. There is an alarm system on the guest house tank which will alarm if the tank is too full or the lift and grind unit stops running. The system is 100% compliant with Olmsted County. The cost of replacing the system was $16,200. • Stucco/Siding-Both houses were sided with stucco. All stucco was removed except for the gables which is cold air backed. After the removal of the stucco all siding boards were inspected and replaced if necessary. The house was re wrapped and insulated and sided with steel siding at a cost for both houses of $70,000. • Roof-The Roof was replaced last August with 50-year shingles at a cost of $30,000. Gary Kline of Rochester was the roofer. All boards were inspected before the roof was installed. • Windows-26 window sashes were replaced. • Pool-$33,000 was put into the pool to restore it to a like new condition. • Jacuzzi-We added a hot tub for a cost of around $10,000 • Guest House Garage-The existing garage was added at a cost of $100,000. It is a three-car garage with a Reznor gas heater in the double bay. • HVAC-The main house had a central boiler with air exchangers. We scrapped the entire system and installed two 90+% forced air furnaces and brand new AC units and a high efficiency boiler to handle the domestic water and in floor heat. • Sprinkler System-Half of the zones have been replaced with pop up heads instead of the rain bird heads. • Alarm System-A brand new alarm system was installed in the main house and we added an alarm system for the Guest House. • Miscellaneous Systems-Both houses have water sensors, temperature sensors and CO2 monitors. • Camera System-Three cameras and a recorder were added to the main house with a hard drive recorder.
